CANCELLATION POLICY
Cancellations made ninety (90) days or more before the scheduled arrival date: Guest will receive a refund of all monies paid, less a $250.00 cancellation fee. Please note that all credit card processing fees are strictly non-refundable.
Cancellations made eighty-nine (89) days or less before the scheduled arrival date: All monies paid shall be forfeited, and no refund will be issued.
REFUND POLICY
No refunds will be issued for early departures.
No refunds will be provided for circumstances beyond our control, including but not limited to construction, remodeling, or maintenance activities occurring on adjacent or nearby properties, as well as utility interruptions such as power outages or weather.
No refunds will be issued for appliance malfunctions; however, we will make reasonable efforts to repair or replace any non-functioning appliances as promptly as possible.
TRIP INSURANCE
Unforeseen events may impact your travel plans. We strongly recommend purchasing trip insurance to protect your investment. While we do not offer trip insurance directly, we encourage guests to compare policies from multiple providers and select coverage that best meets their needs.
MINIMUM AGE REQUIREMENT
The individual signing the rental agreement must be at least twenty-seven (27) years of age. This individual assumes full responsibility for the rental property, as well as the conduct of all occupants and visitors, and must remain an occupant of the property for the entire duration of the reservation.
OCCUPANCY AND USE
Guest agrees that no more than the number of persons approved and confirmed in the booking reservation shall be permitted on the property at any time during the stay. This limitation includes all overnight occupants and any day visitors.
Guest agrees to use the property for residential purposes only and to maintain the property in a clean, sanitary, and undamaged condition. Guest and all occupants shall not disturb neighbors or engage in unlawful, offensive, or disruptive behavior.
HOUSE RULES AND ENFORCEMENT
All occupants must be listed on the reservation. No third-party bookings are permitted. The booking guest must remain on the property for the entire stay.
Strict occupancy limits apply. Any undisclosed guests or violations may result in immediate termination of the reservation without refund.
No parties, events, or gatherings are permitted without prior written approval from Host.
No pets are permitted on the property.
No smoking or vaping is permitted on the property.
Outdoor security cameras may be in use. Tampering with, disabling, or obstructing any security device will result in immediate removal without refund and may result in additional charges for repair or replacement.
Violations of occupancy limits, unauthorized events, smoking policies, or other house rules may result in additional fees, immediate termination of the reservation without refund, and removal from the property. Guest agrees that, if necessary, removal may be enforced by local law enforcement.
Failure to comply with house rules gives the host the right to cancel the reservation immediately, require all guests to vacate the property, and retain all monies paid.
PROPERTY CONDITIONS AND LIABILITY
The property is provided in “as is” condition. While reasonable efforts will be made to maintain all amenities, no guarantees are made regarding uninterrupted operation of utilities, appliances, or services.
Guest acknowledges that use of features such as pools, stairs, decks, and similar amenities involves inherent risks. Guest assumes full responsibility for use of the property and any associated risks.
SAND, BEACH, AND PROPERTY CARE RULES
No sand is permitted inside the property. All sand must be removed outdoors before entry. Sand and seashells must not be rinsed in sinks, tubs, drains, or washing machines. Items must be cleaned outside before laundering.
Only designated beach items may be taken off the property and must be returned clean. Items may not be left unattended.
POOL RULES
No diving.
No glass in the pool area.
No boards or similar equipment permitted in the pool.
TRASH AND MAINTENANCE RESPONSIBILITY
All trash must be placed in designated bins. Guest is responsible for ensuring bins are accessible for scheduled service. If access is blocked, Guest assumes responsibility for handling trash placement.
DAMAGE AND CHARGE AUTHORIZATION
Guest agrees that Host may charge the payment method on file for any damages to the property, excessive cleaning, rule violations, unauthorized guests, smoking violations, or any additional costs incurred during or after the stay.
DEFAULT AND REMOVAL
If Guest fails to comply with any terms, Guest agrees to vacate the property immediately upon request, remove all belongings, and leave the property in good condition. No refund will be issued. Guest agrees to reimburse Host for any damages, legal costs, or enforcement expenses.
RISK OF LOSS AND INDEMNIFICATION
Guest assumes all risk for personal property brought onto the premises. Host shall not be liable for any loss, theft, or damage.
Guest agrees to indemnify and hold harmless Host and all associated parties from any claims, damages, liabilities, or expenses, including attorney’s fees, arising from Guest’s use of the property or any injury, damage, or loss occurring during the stay.
RELEASE OF LIABILITY
Guest waives and releases any claims against Host and associated parties for any injury, loss, or damage occurring on or near the property and assumes all risks associated with occupancy and use.
ENTRY AND INSPECTION
Host reserves the right to enter the property with reasonable notice for inspection, maintenance, or other necessary purposes. In emergencies, entry may occur without notice.
UNAVAILABILITY OF PROPERTY
If the property becomes unavailable due to circumstances beyond Host’s control, all payments will be refunded and no further liability shall exist.
GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the State of Alabama.
ATTORNEY’S FEES
In any action arising out of or related to this Agreement, the prevailing party shall be entitled to recover reasonable attorney’s fees and costs.
GENERAL TERMS
These terms constitute a legally binding agreement. Any modifications must be in writing. Failure to enforce any provision shall not constitute a waiver. If any provision is deemed invalid, the remainder shall remain enforceable. Electronic agreement and acknowledgment shall be considered valid and binding.
IMPORTANT NOTES:
*After booking, you will receive our rental
agreement via text message (please allow at least 30 minutes to receive the
rental agreement). Your reservation is not confirmed until you complete the
rental agreement.
*We do not process any payments through
VRBO/HomeAway.
*We will use the card you entered when booking
for payment.
*Every reservation includes a 3% processing
fee.
Parking: 6VEHICLES MAX in the driveway (6 vehicles is doable but very tight and depending on the vehicles).
